Supertech Projects Update: Construction Targeted to Restart in January 2027

Published: September 2026

The latest Supertech Projects Update brings a new construction target for 16 stalled projects being taken forward under the framework involving the Supreme Court-appointed Apex Court Committee (ACC), the National Company Law Appellate Tribunal (NCLAT) and NBCC. According to the committee’s September 24, 2026 affidavit reported by Hindustan Times, construction work is targeted to commence from January 16, 2027, while tendering is planned in phases during October 2026.

For thousands of affected homebuyers, the development is significant because the projects have remained stalled for years. However, the January 16 date should be understood as a targeted construction commencement date, not a possession date.

Construction Target Set for January 2027

According to the latest report, NBCC is finalising tender documents for the 16 projects and plans to issue 27 or more separate sub-tender packages for different components of the developments.

The proposed tendering process is expected to take place in phases between October 1 and October 15, 2026, ahead of the targeted construction commencement date of January 16, 2027.

NBCC is acting as the Project Management Consultant (PMC) under the court-approved framework for completing the stalled projects.

The latest development therefore represents another step in the implementation process, but construction commencement remains dependent on the completion of the necessary tendering, financing and other project-level requirements.

16 Supertech Projects Are Covered Under the Current Framework

One important point for readers is the number of projects involved.

The current court-approved NBCC framework concerns 16 Supertech projects, rather than 17. NBCC’s official February 2026 disclosure states that the Supreme Court approved NBCC’s completion of 16 stalled Supertech projects.

The official Supertech Corporate Insolvency Resolution Process portal also currently lists 16 projects across its project database.

The projects are spread across several locations, including Noida, Greater Noida, Yamuna Expressway, Gurugram, Meerut, Rudrapur, Bengaluru and Dehradun.

Noida and Greater Noida Projects

The development is particularly relevant to Delhi-NCR property buyers because a significant portion of the portfolio is located in Noida and Greater Noida.

The current list includes four projects in Noida:

  • Capetown
  • Romano
  • Eco-Citi
  • North Eye

Greater Noida has five listed projects:

  • Eco-Village 1
  • Eco-Village 2
  • Eco-Village 3
  • Sports Village
  • Czar Suites

The official Supertech portal provides the current project list and locations.

Other projects listed on the portal include Hilltown and Araville in Gurugram, Rivercrest in Rudrapur, Meerut Sports City, Green Village, Micasa in Bengaluru and UP Country.

Funding Remains a Key Challenge

While the latest construction target is an important development, the committee has also indicated that funding remains a major issue in reviving the stalled projects.

The committee is pursuing interim financing while also examining institutional funding from public-sector banks and financial institutions.

According to the latest report, two investment and capital firms had submitted financing proposals, but these were not considered viable because of the interest rates offered. The committee subsequently approached public-sector banks for funding on potentially more viable terms.

This means that the construction schedule still involves several financial and implementation milestones before work can begin across the full portfolio.

Techno-Economic Viability Report Under Preparation

Banks considering funding have sought a Techno-Economic Viability (TEV) report for the 16 projects.

The committee has commissioned the report, which is expected to be completed by December 15, 2026, according to the latest information reported from the committee’s affidavit.

The TEV exercise is therefore another important milestone to watch before the proposed January construction start.

Unsold Inventory Being Examined for Funding

The committee is also examining the project’s unsold inventory as a potential source of funding for construction.

The latest report states that an international accounting and professional-services firm has been asked to verify the inventory previously reported as unsold.

According to the NCLAT order cited in the report, the 16 projects together had 50,356 units, of which 40,316 had been sold and 10,040 remained unsold.

The actual availability and monetisation of unsold inventory will therefore be an important component of the financial plan.

NBCC’s Role in Completing the Projects

The Supreme Court approved NBCC’s role in completing the 16 stalled Supertech projects in February 2026.

NBCC’s official disclosure stated that the 16 projects cover approximately 49,748 housing units, with a tentative construction cost of approximately ₹9,445 crore, including contingencies and statutory charges.

NBCC’s later corporate information describes the portfolio as nearly 50,000 stalled units and an estimated topline of approximately ₹10,000 crore, under a model intended to operate without deployment of NBCC’s own balance-sheet funds.

The difference in unit counts reported in different documents reflects different reporting dates and project-status calculations; therefore, the latest project-specific records should be relied upon for individual projects.

Supertech Projects Update: What This Means for Homebuyers

For existing Supertech homebuyers, the latest development provides several dates and milestones to monitor.

The immediate sequence is broadly:

October 2026:
Tendering planned in phases.

December 15, 2026:
Target date for completion of the TEV report.

January 16, 2027:
Current targeted construction commencement date.

These are implementation targets, not guaranteed possession dates. Individual project progress can depend on financing, approvals, tendering, contractor mobilisation, site conditions and other project-specific factors.

Homebuyers should therefore continue to rely on official court orders, ACC communications, NBCC disclosures and project-specific notices rather than treating the January date as a possession commitment.

What Property Buyers Should Check

Existing or prospective buyers connected with a Supertech project should check the exact status of their individual project rather than relying only on portfolio-level announcements.

Important information to verify includes:

  • Current project status
  • Approved construction plan
  • RERA status and applicable regulatory records
  • Outstanding statutory approvals
  • Construction contractor/tender status
  • Payment and demand requirements
  • Project-specific timelines
  • Any communication issued by the ACC, NBCC or authorised project representatives
  • Latest court or tribunal directions

The official Supertech CIRP portal specifically advises stakeholders to rely on original judicial orders, official notices and communications wherever applicable.

Why the Supertech Update Matters for Delhi-NCR Real Estate

The revival of stalled housing projects can have implications beyond the individual projects.

Noida and Greater Noida contain a large number of residential developments, and the progress of major stalled projects can affect homebuyers, lenders, contractors, local infrastructure and the wider property market.

The current Supertech process is also an example of how court-supervised and institutional mechanisms are being used to address large distressed real estate portfolios.

However, the outcome will depend on the successful implementation of the financing, tendering and construction framework.

A Development to Watch Through 2027

The next few months will be important for the 16 Supertech projects.

The planned October tendering process, TEV report expected in December and targeted January 16 construction commencement date provide a sequence of milestones that stakeholders can track.

For homebuyers, the most meaningful indicator will ultimately be actual project-level construction progress, rather than announcements or target dates alone.
